why maintenance charge should be increased?

Refers to the audit report presented at last meeting JMB, the total annual income exceeds expenses. If maintenance charges to be maintained, this means that each year Cemara account deficit will continue. If this trend continues, it could cause problems to the occupants in the event of any damage to common property which requires the cost for repair.

In the next meeting, members of the JMB will try to review the expenses incurred in order to identify unnecessary expenses. If we can restore this, most likely maintenance charges will be lowered again.


If you have any suggestions or ideas, please give your suggestions to members of the JMB. Expertise and cooperation of all residents is needed to ensure our home liveable.

Why don't the mgmt just cut the water tap to those tenant who stubborn enough to pay the maintenance?just enforce it and don't spread the pain across to those who discipline enough to pay the maintenance fee every month!!! Its just NOT FAIR!!also from the screenshot above I can see water bill is rm1200 per month.what is this for?are u saying that is the maintenance for the swimming pool?don't fool us.even the pool has broken here n there.

    1. Cutting the water is a comment thing that has been done by the mgmt for the tenant whom have high mgmt bills but did they ever bother to ask why this tenant dont want to pay the bills. Maybe they have their reason in doing so. Everyone will have a reason in what they are doing. have a meeting with the tenant whom have high maintenance bill.Talk to them.Find out the reason. Then work out it with them. This might help the mgmt in solving the problem . Not a lot but at least something to gain than nothing.

  2. Hi Anakganu, we all also not understand why the charge is not reasonable. Please attend the meeting at 9 Sept 2012, let discuss how to solve Apartment Cemara problems.
    Not only angry and complaint but sit down, discuss and action together to solve the problems.
    All the house owners and occupants are responsibility taking care our apartment.

I would like to say something.After reading your Income and Expenditure Projection Bills, I would like to ask you the amount of RM4,500.00 as stated in the bill for the security is paid every month ? If this is a "yes" I think it is not worthy as the guard is sometimes missing from the post with the two gates widely open. He will be busy collecting the rubbish. This is done when it rains heavily too with the gates open. Anyone could enter at this times because no one is there to stop and ask where the person is going.At night there is an Indonesia lady at the guard room. Is this with the Mgmt's permission. If anything goes wrong like robbery whom to blame the guard or the mgmt.Does not wear his uniform. JMB and Mgmt please take note of this. Dont only see the tenant that have high bills. Look around us for other things that need to be corrected. Get a good guard for our apartment. Don't waste your money on some one that doesn't deserve it.

      FYI, We have raised this issue during the meeting last month. According to mr richard, if there is any issue regarding security guard, please report to him immediately at 03-80619714. He will take the further action. Next meeting will be held on 14 Oct 2012. Pls join us to get more information about management, security, cleanliness, maintenance, parking lot and etc at Cemara. TQ

  5. Hi sorry..just recall about this post...I didn't attend the meeting on 9 sept as I was on paternity leave and didn't notice about the mtg invitation. And now,its really upset to see a letter of allocating parking lot for each tenant. Just to share my expeparience,I get to know my neighbour mostly at the parking lot..by putting the barrier of spliting it,there will be no more harmony in our community..
